To begin the purchase process, please complete the application, select your desired lot number from the Schedule of Lot Pricing below, and submit an earnest deposit of $500 (cash or cashier’s check only, payable to the City of Beatrice). Once your materials are received, you will be contacted to move forward with the next steps.
Summary of Covenants
All lots within the Corral Crossing Addition are restricted to residential use only and are subject to covenants that ensure a consistent, quality neighborhood.

Lots may be used only for residential purposes

Each lot must be developed with one residential dwelling

Minimum dwelling size of 1,250 square feet per living unit (excluding basements, garages, and similar spaces)

Single-family homes must include a basement with at least one egress window

Exterior materials must be in muted earth tones

Roofing must be non-reflective and composed of or similar to asphalt or wood shingles

A minimum of 25% brick, stone, or stucco is required on the front façade of each dwelling

Each dwelling must include a full-size, two-stall attached garage (per living unit)

Manufactured, mobile, trailer, or other temporary/pre-fabricated homes that do not require a building permit are not permitted
All improvements must comply with City of Beatrice zoning, building, and stormwater regulations. Landscaping, including sod or seed in all yard areas, as well as driveways and sidewalks, must be completed prior to occupancy. Construction must begin within 90 days of lot purchase (as evidenced by issuance of a building permit) and be substantially completed within 18 months. Failure to meet these timelines allows the City the right to repurchase the lot under the terms outlined in the covenants.
Lot owners are responsible for ongoing maintenance, including mowing, debris removal, and preventing nuisances as defined by city code. Construction debris must be removed within six months of the start of construction and may not be placed on other lots. These covenants run with the land for a minimum of 20 years and are binding on all current and future owners. Additionally, all lots are subject to an existing Tax Increment Financing (TIF) Redevelopment Agreement, and owners must comply with its terms for as long as it remains in effect.
