Main Functions

The Community Planning and Building Inspections Department in responsible for enforcing the city codes, zoning regulations along with all the adopted building codes. Enforcing these codes and regulations enhances the quality of living in Beatrice by,

Assisting with Growth and its impacts on the physical character of the community

Enforcement of codes for the health, safety, and welfare of Beatrice citizens

Helping the community achieve its desired future through implementation of the City's Comprehensive Plan

The Department consists of three divisions:
   
  I. Planning & Zoning
  II. Building Inspections
  III. Code Enforcement
 
Planning & Zoning
 

The Planning Commission is a nine member body, appointed by the Mayor with the consent of the City Council that is charged with administering land use regulations and providing recommmendations to the City Council.

The planning Commission typically meets on the First & Third Tuesday evenings at 7:00 pm in the Council Chambers.

 
Building Inspections
 

Building Inspections is responsible for ensuring that consistent quality of property and building construction is completed for the safety of tenants and long-term value to property owners. The staff reviews building plans and issues building permits along with performing building inspections.

Building Inspections can be scheduled by calling (402) 228-5250. Inspections are usually completed within 24 hours of the quested inspection date.

 
Scheduling Inspections
 

In order to best serve our customers, Building Inspections are performed Monday through Friday. Please allow one half day notice for scheduling - call before 11:30 am for an afternoon inspection. Call before 4:00 pm to schedule for next morning.

Exceptions
Concrete and Roofing related Inspections will be allowed a two hour notice
(Every attempt will be made to accommodate all permit holders)

Final Inspections require a minimum of one day lead time (All inspection scheduling is based on space available.) (Re-Inspections are based on space available and may require Re-Inspection Fees Paid in advance if applicable.)

Contractor Information

The Nebraska Contractor Registration Act requires contractors and subcontractors doing business in Nebraska to register with the Nebraska Department of Labor.

A contractor is any person who engages in the business of construction and includes subcontractors, general contractors, and any other person arranging for the performance of work on real property.

All contractors with 1 or more employees must provide a current Workers' Compensation Certificate of Insurance with the Department of Labor listed as the certificate holder.
